Tenant Screening Criteria
PLEASE NOTE: AN OWNER OF ANY PROPERTY MAY DECIDE TO ACCEPT A RESIDENT WHO DOES NOT PASS OUR COMPANY'S CRITERIA. ALL APPLICATIONS WILL BE SUBMITTED, AND AN INDIVIDUAL OWNER CAN DIRECT OUR COMPANY, IN WRITING, TO ACCEPT AN APPLICANT WHO WOULD NOT NECESSARILY BE APPROVED ON OUR CRITERIA ALONE.
List of Items required to process application:
- • The last 2 paystubs for each adult. If self-employed, see income section below.
- • A copy of identification & social security card per adult
- • All Adult applicants 18 or older must submit a fully completed online application.
Income
- • Valid income types include: Wages, Salaries, Retirement, Pension or Savings Accounts, Stocks.
- • Stated income must be verified in writing.
- • Total combined gross monthly income must be at least 3X the amount of monthly rent (e.g. $1000 monthly rent x 3 = $3,000 monthly income).
Rental History
- • Applicants with no previous rental history will be required to provide a qualified co-signer or furnish additional funds.
- • History of lease violations may disqualify rental acceptance.
- • Outstanding delinquent payments owed to previous or current landlord.
- • Previous unpaid eviction(s) within the previous 1-2 years.
Credit History
- • Credit FICO Score must not fall below 600.
- • No previous credit history requires co-signer or increased security deposit.
- • Bankruptcy: Applicant eligible immediately after date of discharge order.
Criminal Background Check
- • Criminal backgrounds involving violent crimes, prostitution, domestic violence and/or involving the possession of weapons or illegal substances are grounds for denial.
- • We do not rent to any person required to register as a sex offender.
- • All applicants require a criminal background check.
Proper Identification
Applicants must have one or more of the following in addition to a Government Issued Photo Identification:
- • Visa
- • Permanent Resident Card
- • Passport
- • Valid Social Security Card
